La place du paysage dans les ZAC

Abstract : Territory planning procedure, popular for its flexible nature, and particularly appropriate for long and complex projects, the Joint Development Zone has become very popular near the communities. Joint Development Zone, which some are real parts of cities, may lead to housing, business, offices or public facilities programmes. In a society where the demand of nature and quality public spaces is felt ever more strongly, it seems therefore crucial to ensure a good landscape consideration on these planning projects. Thus, this master thesis will answer to the following question: Beyond environmental considerations, which place for the landscape in the Joint Development Zone? First of all, the purpose is to see if the landscape is considered as a fundamental issue of the project, and to determine the possible reasons of its eviction. Then, the analysis of two landscape offices’ projects will allow showing two ways of a real landscape consideration. The first highlights landscape by an approach based on the respect of the place’s memory, and the second introduces the notion of landscape-living environment by a concertation’s process. Finally, the last part shows how it is possible to ameliorate the consideration of the landscape issues in the Joint Development Zone, with the critical analysis of the project of the “Clos du Bocage’s” Joint Development Zone (44).
